Brigade Innovation Gardens KIADB — Brigade Group and Tetrarch Developers Limited
Brigade Innovation Gardens is being developed by Brigade Group, through its wholly owned subsidiary Tetrarch Developers Limited — the project proponent named on the Environmental Clearance granted by SEIAA Karnataka on 25 November 2025.
At this stage of the project, that sentence carries more weight than it normally would. There is no announced price, no configuration mix, no possession date and no Karnataka RERA registration to inspect. What a buyer can inspect is the approval record and the two companies standing behind it: one a BSE and NSE listed developer that has been building in Bengaluru since 1986, the other a corporate entity whose filings are on the public register. This page sets out both, names its sources, and marks the point where the record stops and inference would begin.
Why the approval names Tetrarch Developers Limited and not Brigade
Buyers checking the approval documents will see Tetrarch Developers Limited rather than Brigade Enterprises Limited. This is Brigade's own wholly owned development subsidiary — large Brigade projects are routinely filed through group subsidiaries.
The link is not something we have pieced together from listing sites. It is stated on the face of the government document. The SEIAA clearance letter is addressed to "M/s Tetrarch Developers Limited / Subsidiary of Brigade Enterprises Limited" — a state authority naming the parent alongside the applicant. Brigade Enterprises Limited's Integrated Annual Report 2024-25 then confirms it from the other direction, listing Tetrarch Developers Limited in its consolidated subsidiary schedule at 100 per cent holding, as at 31 March 2025, as a direct subsidiary rather than a step-down one. The same annual report's standalone financials record Brigade Enterprises Limited holding 10.00 lakh equity shares in the company at a carrying amount of Rs 15,388 lakh. The clearance letter of 25 November 2025, eight months after that balance-sheet date, still describes the applicant as a Brigade subsidiary.
The clearance was filed under the application name Brigade Integrated Mixed Use Development, which is why a search on the marketing name does not surface the approval document.

Three details in that table are worth reading closely. The registered office is Brigade Enterprises Limited's own registered address, not a separate premises. All three directors sit on the Brigade Enterprises Limited board — Pavitra Shankar is the parent company's Managing Director, and Roshin Mathew and Amar Shivram Mysore are Executive Directors. And the incorporation date of 21 September 2021 sits years ahead of this parcel's filings, so this is not a special-purpose vehicle assembled for one project; it is a standing development arm that has been on the register since 2021.
One caution on the name itself. Brigade runs more than one entity with Tetrarch in it, and they are separate companies with separate registrations: Brigade Tetrarch Private Limited (CIN U70100KA1995PTC018247) and Tetrarch Real Estates Private Limited (CIN U70100KA1995PTC018248) are distinct subsidiaries with their own approvals elsewhere. The entity on this clearance is Tetrarch Developers Limited, CIN U70109KA2021PLC152070. Match the CIN, not the word.
Who is the founder of Brigade Group, and who runs it now
Brigade Group — Brigade Enterprises Limited on the stock exchanges — was founded in 1986 by M.R. Jaishankar, who continues as Chairman. Pavitra Shankar is Managing Director, and is one of the three directors of the subsidiary that filed this clearance, so the line of responsibility between the applicant and the parent board is short and named.
The company is headquartered in Bengaluru and listed on both the BSE and the NSE, which puts it under quarterly disclosure, statutory audit and independent board oversight. For a purchase made years before handover, that reporting obligation is worth something concrete: the accounts a buyer would want to see are published on a schedule rather than on request. Brigade operates in Bengaluru, Chennai, Hyderabad, Mysuru, Kochi and GIFT City.

All of the above is taken from Brigade Enterprises Limited's Integrated Annual Report 2024-25, and the delivered-area and project-count figures are the company's own reporting rather than a third-party audit of its portfolio.
Two of those numbers are routinely mishandled elsewhere, so we will be explicit about them. Pre-sales of Rs 7,847 crore and revenue of Rs 5,314 crore are different measures — pre-sales is the value of homes booked in the year, revenue is what was recognised under accounting standards as construction progressed. Averaging or blending them produces a figure that appears in no Brigade filing. And the Rs 11,138 per sq ft average realisation is a company-wide blended rate across premium Bengaluru, Chennai and Hyderabad micro-markets. It is an upper sanity bound on what Brigade sells at nationally, not a rate for this parcel, and it should never be read as a price signal for Brigade Innovation Gardens.
The one comparison that is useful here is scale. The Environmental Clearance for this project declares a capital cost of Rs 2,231 crore. Set against Rs 7,847 crore of pre-sales booked in a single financial year, this township's declared cost is roughly 28 per cent of one year's bookings — our own arithmetic on the two published figures, and an indicative read rather than a funding plan, since neither document says how the project will be financed. The point is directional: a 75.04-acre commitment with a construction window running to 2035 is large, but it is not outside the order of magnitude this balance sheet already turns over annually.
Brigade upcoming projects in North Bangalore, and what is already delivered
Brigade has been building on the northern belt for years, which means its product here can be priced by observation rather than by assumption.

Two of those entries do specific work for a buyer here.
The first is El Dorado. Brigade's delivered 50-acre township in this same belt was carrying an average asking rate of about Rs 10,100 per sq ft in the second quarter of 2026, up from about Rs 9,950 in the first — a marketplace asking figure reported by property aggregators, not a registered transaction rate, and dated accordingly. What it gives is a read on where completed Brigade product actually settles on this side of Bengaluru, which is a far more grounded starting point than a corridor average.
The second is Orchards. Brigade does not simply have a delivered township near this parcel; it operates the social infrastructure inside it. The Arcade at Brigade Orchards, roughly 7.7 km and about 8 minutes away by road, is the nearest organised retail to this site, and Brigade Orchards School is about 7.7 km by road. Those are measured routing distances on the OpenStreetMap network from the confirmed site pin, free-flow and without a traffic model. For a parcel whose surroundings are villages and industrial plots, the fact that the closest functioning shops and school are ones the same developer already runs is a real and unusual data point.
Two things must not be inferred from that table. Brigade Innovation Garden is not El Dorado and it is not Orchards — those are separate, separately approved projects on a different side of Devanahalli. And Brigade Oasis is Brigade's plotted community at Devanahalli, a different product on a different parcel; this project carries no plotted inventory at all, so any 30x40 or 40x60 site listing appearing under a Brigade KIADB heading belongs to another development.
On the wider pipeline, one thing needs saying plainly, because searches for Brigade upcoming projects in North Bangalore return aggregator lists that read as if they were official. Brigade launched 7.05 million sq ft across 11 projects in FY2024-25, and the only north-Bengaluru launch this site can source to the company is the one in the last row of that table. Where Brigade has not itself announced a project, we have nothing to attribute it to and we do not publish it — which means the list above is shorter than the ones you will find elsewhere, and every line on it can be checked.
The portfolio behind a twelve-use clearance
The Environmental Clearance for this township does not record a residential project with some retail attached. It records residential, industrial flatted factory, warehouse, logistic, retail mall, commercial offices, hotel, hospital, school, convention centre, cultural centre and visitors centre — with a 300-bed hospital and a 500-key hotel named with numbers. Those are approved components of an application, not facilities that exist or have an opening date.
That mix is the reason the developer's non-residential history matters more here than on a conventional apartment project. Someone has to build each of those blocks, and then run them for decades. Brigade's business already spans four of those categories as an operator rather than a contractor.

Brigade's residential work outside this corridor is broad enough to show the same pattern at township scale: Brigade Cornerstone Utopia on the Varthur and Whitefield arc, Brigade Meadows on Kanakapura Road, Brigade Old Madras Road at about 5,600 homes, and apartment projects including Brigade Lakecrest at Bhattarahalli, Brigade Belvedere and Brigade Citrine at Budigere Cross. The table above is the substance of this section. Each row is a business the group runs as a going concern, not a category it has built in once and left, and that distinction is the honest reason a hospital, a hotel, a school, a convention centre and a mall can share one clearance without being read as decoration: the party filing for them already answers for the daily operation of four of those asset classes.
Brigade Group reviews — what the buyer rating measures, and what it does not
Search for a Brigade builders review and the number that comes back is an aggregate buyer rating of 4.7 out of 5 across 231 published reviews. That is an aggregated third-party score compiled from property platforms, not a company figure and not an audited one, and it covers delivered communities across several cities rather than this project, which has nothing to review yet.
On delivery, the relevant record is that Brigade carries no abandoned project across its RERA-registered launches, against a portfolio of 250-plus completed projects. Read that precisely. It is a statement about registered projects that were launched and completed. Brigade Innovation Gardens is not registered, so it does not yet sit inside the set that record describes — the record is evidence about the developer's behaviour, not a guarantee attaching to this parcel.
We do not publish an awards list for Brigade on this page. Developer awards in Indian real estate are overwhelmingly self-reported or conferred at paid industry events, and we have no primary document for a specific citation. The 4.7 rating and the delivery record above are the two third-party readings that can actually be checked, and we would rather publish two verifiable things than a page of trophies.
What the developer's record does not cover
A strong developer record does not substitute for the approvals this project has not yet obtained, and it would be dishonest to let it read that way.
Brigade Innovation Gardens is not registered with the Karnataka Real Estate Regulatory Authority. No K-RERA number exists for this project as at August 2026, and any registration number quoted for it elsewhere belongs to a different project. The number will be published here on issue and can be verified independently at rera.karnataka.gov.in.
No possession date has been declared for Brigade Innovation Gardens. The only dated construction window on record is the Environmental Clearance application's 01 October 2025 to 30 September 2035 — a statutory construction period, not a handover date.
The Environmental Clearance itself is an environmental permission granted by the State Environment Impact Assessment Authority. It is not a RERA registration, not a sanction to sell and not a building licence. Brigade has also not announced a price, and the clearance application states the BHK mix as "Not Available", so every configuration, unit size and rate on this site is our own inference from comparable projects rather than a developer quote.

- The company. Search the CIN U70109KA2021PLC152070 on the Ministry of Corporate Affairs register for Tetrarch Developers Limited — incorporation date, registered office, directors and status.
- The Brigade link. Brigade Enterprises Limited's Integrated Annual Report 2024-25 carries the consolidated subsidiary schedule and the standalone investment schedule, both naming the company at 100 per cent.
- The financials. The same annual report carries the FY2024-25 pre-sales, revenue, EBITDA and profit figures quoted above.
- The clearance. The proposal record SIA/KA/INFRA2/549157/2025 is on the PARIVESH portal, with EC Identification No. EC25B3812KA5293680N and File No. SEIAA 120 CON 2025.
- The RERA position. Search rera.karnataka.gov.in by promoter or project name. A genuine Karnataka project registration contains a "/PR/" segment; a number containing "/AG/" is a property agent's own registration and is never a project's.
- The developer. Brigade Group's corporate site is brigadegroup.com.
